Board of Directors

 

The Board of Directors, comprised of three elected members, referred to as Council, is the governing body of the Maplewood Condominium Association. Those serving as members of the Maplewood Board are automatically Officers of the Maplewood Condominium Association Corporation.  The Board is also referred to as “Council” and such terms are used interchangeably.

On behalf of all owners, Council is the seat of decision-making for the Association, and is granted its authority by the Association’s by-laws. Hence, elected Council members are expected to know the by-laws and direct matters of the Association accordingly.

To serve on the Board of Directors one must:

  • Be in good standing with the Association
  • Have no outstanding liens for longer than 30 days
  • Show a consistent respect for the regulations
  • Demonstrate knowledge of the regulations
  • Attend Annual meetings of the Association
  • Attend Council meetings and be generally available for initiating and completing administrative and managerial tasks
  • Be a resident of Pennsylvania (and show proof of residency before being admitted officially onto the Board of Directors)

All condominium matters are directed to the Board of Directors who plan, coordinate, and manage, on behalf of all owners, the actions of Maplewood, property managers, assistants, and contractors. Property managers can only preside over matters as prescribed by their contractual agreement, hence their power is limited and ultimately overseen by the Board. The Board has definitive authority and is the final decision-maker in all matters. The Board of Directors shoulders all of the responsibility towards the management of the property.

Regulations are created to respond to common needs of the Association and the Board of Directors ensures that equity among owners is respected. The actions of the Board are based upon existing regulations and the long-term protection of the collective assets. The Board welcomes mature suggestions benefiting all owners. The Board will not honor unproductive behavior stemming from an owner or their guest and tenant.

ACCOUNTABILITY

The Association is an organization with a specific membership (Maplewood Condominium owners) and it is obliged to communicate directly with its members. The Board of Directors will communicate officially only with an owner of a condominium town home unit, be it leased, vacant, or owner-occupied. The Board of Directors is not accountable to an owner’s guest, tenant, or representative.

COMMUNICATION WITH THE ASSOCIATION

The Board will consider only written communication. Please report problems occurring inside of your unit as they may relay information symptomatic of a larger problem that needs to be cared for building-wide (i.e., roof leak, wet basement).  It is expected that owners responsibly report problems occurring on the outside of a condo unit, or anywhere else on the property. Timely repairs keep collective costs low.
